Market Remains Tight with Sales Up in April

May 3, 2012 -- Greater Toronto REALTORS® reported 10,350 transactions through the TorontoMLS system in April 2012. This level of sales was 18 per cent higher than the 8,778 firm deals reported in April 2011. The strongest sales growth was reported in the single-detached market segment, with transactions of this home type up by 22 per cent compared to a year ago.


Interest in single-detached homes has been very high, both in the City of Toronto and surrounding regions. Growth in single-detached listings has not kept up with demand, which means competition between buyers in this market segment increased. With this in mind, it was no surprise that the strongest annual price increase was also experienced in the single-detached segment.

The average price for April 2012 transactions was $517,556 – up 8.5 per cent compared to April 2011. While price growth was strongest for single-detached homes, the better-supplied condominium apartment segment experienced a more moderate annual rate of price growth, at four per cent.


Monthly mortgage payments remain affordable for home buyers in the Greater Toronto Area. While interest rates are generally expected to increase over the next two years, the extent and timing of rate hikes has been thrown into question by slower than expected economic growth in the first quarter of this year. On net, borrowing costs are expected to remain a positive factor influencing home sales through 2012.

As a buyer, did you know that when buying a home in Ontario, the Real Estate agent working with you may in fact be working against you?


The Real Estate Council of Ontario, (this industry’s governing body), requires a Real Estate agent to work for either the buyer or the seller.


When a seller needs representation, they hire their agent to get the best possible deal by signing an MLS listing contract. When buyers want representation, they hire “their” agent by signing what is essentially the same contract, but is known under a different name; The Buyer Agency Agreement.


If you’re not proactive in hiring your agent to represent you, then your agent may in fact be working for the seller of the house you essentially buy. There are a myriad of advantages to hiring your own agent when buying Real Estate. Here are just a few:

Disclosure:
If in the above example your agent has some knowledge about the sellers or the house in question, he/she is obligated to bring that information to your attention. An example might be a marital spilt. As unfortunate as this may be, it is very different scenario then if the sellers where selling to “test out the market.” The first situation is one in which achieving top dollar for the home becomes less of a factor then in the later scenario. Would having this information about the sellers not put you in an advantageous position.

Counseling: Counseling can come in many forms, regarding many aspects of the home buying process. Perhaps you’re a first time buyer and have never shopped for a mortgage, or you need help in determining the value of the property you really love. A buyer’s agent is obligated to provide you with advice that will best assist you in your purchasing decision.

Negotiating: If “your” agent is working for you, one of his/her obligation is to negotiate the best possible price and terms for you. If however “your” agent is working for the seller, his/her obligation is to negotiate the best possible price and terms for the seller.
